Gilbert: farm town to planned communities
The Town of Gilbert used to ship hay. A lot of it. It once billed itself as the “Hay Shipping Capital of the World,” and as recently as 1980 it had 5,717 residents. The 2020 census counted 267,918.
That growth shows up in the housing. Most Gilbert homes sit in planned communities built over the last few decades, and each one has its own feel. Val Vista Lakes is organized around waterfront streets. Power Ranch and Morrison Ranch are large master-planned communities with trails, parks and lakes. Agritopia, where home construction started in 2003, wraps its houses around a working organic farm.
What do they have in common? Lots of two-story and larger floor plans, often with ductwork running through attics that get extremely hot in summer. In homes like these, comfort problems tend to show up as one room or one floor that never quite catches up. A second system or zoning might be part of the story. Sometimes the fix is simpler than that.
