San Tan Valley's 2000s building boom
San Tan Valley has only been a town since 2025. Voters approved incorporating the Town of San Tan Valley that August, and Pinal County formally declared it that September. The neighborhoods, though, are a good deal older than the town.
Before 2000, most of this area was desert and farmland. Then it filled in quickly. Johnson Ranch, Pecan Creek South, San Tan Heights and Archer Meadows are among the planned communities that grew up in that boom, and by the 2020 census San Tan Valley counted 99,894 residents.
Here’s why that matters for your HVAC system. Many homes from that first wave are now roughly two decades old, and some may still have original equipment. That’s when an AC repair bill starts to raise a fair question: fix it again, or plan a replacement? There is no one right answer. It depends on the system’s condition, the repair in front of you and how long you plan to stay.
Then there’s the setting. With San Tan Mountain Regional Park on the western edge and open land nearby, monsoon dust is a real factor for filters and outdoor units.
